  • We look through thousands of properties on the internet constantly. We have direct access to the brokers sites i.e FMLS (first multiple listing service) and GMLS (Georgia multiple listing service). These sites draw property info from all the listed brokers and compile them into these sites.

  • We drive around each day and physically inspect over 100 properties per week plus check on our present renovations to make sure everything is going according to plan.

  • We generally find about 2 or 3 per week which meet all of our criteria of good area and street; the property must have street appeal and be of sound structure and most importantly – the purchase verses rent prices must work out at around the 20% yield


    Exchange:

  • We negotiate the best possible purchase price and terms with the selling bank for each client.

  • We secure the property. Each is property is selected on We arrange and pay for a pest inspection of the property.

  • We organise and pay for a Georgian Limited Liability Company to be set up. This will become the initial holding entity in which the property will be settled into. This structure offers security and asset protection for you as the purchaser and owner.

  • We co-ordinate a builder quote for the repair of the property. We have 4 building teams and we select the one who is most suited to the work required. Each of our building teams are of different sizes and specialities. We physically walk through the properties with the builder and advise what is required to bring the property up to our standard.
  • We extensively photograph and make a video “walk through” of the property and street-scape. This lets you get a better feel of the property.

  • Compile though comparison reports of recent rental and sales history plus tax assessments and financial cash flows.

  • All this info and preparation has been done by us prior to a property being offered to you to purchase. You will find all the details you require to make an informed decision in the package we supply on every property.


    Settlement:

  • Obtain a quote for vacancy insurance (for whilst renovations are underway) and ongoing landlord insurance once the property is tenanted.

  • Appoint and liaise with the attorney – go over any title issues and ensure settlement will go through smoothly.

  • Conduct a final inspection the day before settlement to ensure that the property has not been damaged and secure.

  • Personally attend settlement on your behalf and sign all relevant documentation required to complete on the purchase. This also includes signing assignment clauses to transfer the Georgian LLC to your ultimate holding company.

  • We are also able to assist you through the maze of setting up and understanding asset protection through a Georgian LLC being held by a Delaware LLC.


    Renovations:

  • Once settlement has occurred we arrange the connection of electricity, water and gas (if required) in our company name as it is difficult to do. We have to go to the county water department in order to arrange this and we have a developers account for electricity. We send the client invoices for payment once we receive them and if payment is an issue we will pay and client can simply reimburse us

  • We ensure locks are changed and our lock-box is installed. We remove sales signs,  turn on lights, add security stickers and signs. We make sure the property is physically secure after settlement.

  • We choose paint colours, carpet, tiles and fitting choices.

  • Arrange for builders quote to be forwarded to attorney and have the deposit to be paid so we secure their time to begin work at the date of settlement.

  • Supervision and regular inspections of the renovations to make sure they are to the standard we would expect of our builders in our development company in Australia.

  • Take progress and final photos of the renovation. Scrutinise the renovation work and conduct a defects inspection to ensure all renovations are completed accordingly. Forward to the client and our property managers assigned to the letting of the property.


    Property Management:

  • Ensure property manager is briefed on letting of the property, given lock-box code and relevant photos. Check their rental ad and adjust as necessary.

  • Ensure Insurance is changed over once tenant is found from vacancy to landlord and sign applicable forms on your behalf.

  • Conduct all client liaison required throughout the process and make ourselves available as required.

  • Finally refer to relevant tax accountant and hand over LLC registered agents duties to such specified authority.
